The Work Order System
captures all repairs and inspections that occur within a
specific unit or common area. This includes all the routine, annual,
preventive, emergency and unit preparation work requests that occur within your
developments. The system allows the end user to attach the work order by
resident name, physical address or development/unit code. The module also
allows for systematic scheduling of common area work orders such as cleaning
community rooms or boiler room inspections. The work order system also can link
between the inventory and fixed asset systems so physical items can be tracked
efficiently. The system gives you the flexibility of opening , monitoring and
tracking work orders with fourteen (14) different criteria.

Additonal Features:
Provides all the PHAS reporting for PHMAP indicators 1, 3 and 4.
Displays any pets within a unit so maintenance staff is alerted of potential
dangers.
Add a secondary maintenance staff member as a helper to a task since some work
orders are labor intensive, such as replacing a stove.
Detailed and sophisticated tracking, monitoring and reporting of unit status
(move out, inspection, vacant ready, offered, refused, leased) so turnover
rates and vacancies are captured in real time.
Complete reporting of all move-ins, move-outs and transfers by historical date
range.
When a move out (action code 6) occurs, then a work order is automatically
generated. This eliminates the barriers between departments.
